Sacramento Homes for sale



The newest data for the Sacramento real estate market just came out for January 2013. There were 1249 homes for sale in Sacramento county at the end of January. That is five more houses than December 2012. We still just dont have enough inventory on the market yet. In November 2011 we had 3569 homes on the Sacramento MLS. We are down 65% since November 2011. The number of homes for sale has dropped every month since November except for this past month. We added a whopping five homes to the available listing of homes. We only sold 1087 homes through MLS in Januray. That is down 29.3% from December's sales total of 1538. We usually sell fewer homes in the winter months, but that is a big drop.

I just wonder if the reason we had such a large drop in sales due to buyer frustration. It has been very difficult for people to buy homes in Sacramento county the last six months. I am thinking that many buyers have given up in the near term until more housing goes on the market. I am hearing all the time how homes listed for sale are getting 15 to 25 offers on them. Many of the times the offers are over asking price.

The average price sold of a home in January was $227,000.0. The average price of a home sold in January 2012 was $179,000.0. That is a 26.8% price increase. That is a simalar price percentage increase compared to the boom years of 2004 to 2005.
