A person might even have to tear down some of the house in order to repair it. A few years ago I had to go out of state to find a house this cheap. A person could buy it with private money. A good stategy would be to find a person who will lend you the money for purchase along with the money to fix it up. Lets just say that amount comes out to 54k. You would then refinance that private money loan into a conventional loan. You could rent it out and have positive cash flow and equity without any money out of your pocket.

The lowest active listing is 80k and the highest active is 199k. The average price per square foot is 96 per sq foot.There are 30 active short sales and 62 active short contigent sales out of the 142 active listings. That means 62 of the active listings allready have offers on them. There are 18 bank owned listings out of that 142 number. There are 58 pending homes for sale with the lowest pending at 61k and the highest pending is 249k.
There have been 126 homes sold in the last three months so that comes out to 42 homes sold per month. The average price was $111,000.0 with and average price per square foot of 98.0 dollars per square foot. On Janurary 27th I found a great short sale deal for 80k. It was a 4br 2ba home that I thought could be worth 150k if it was fixed up. The listing agent had multiple offers on the home and it went into contract on January 30th.
