The 45 pending sales were higher than the 28 pending sales in Jan. 2010.The average price per square feet in Feb was 80. That was up from Jan. 2010 average price per square feet of 66. A person might even have to tear down some of the house in order to repair it. A few years ago I had to go out of state to find a house this cheap. A person could buy it with private money. A good stategy would be to find a person who will lend you the money for purchase along with the money to fix it up. Lets just say that amount comes out to 54k. You would then refinance that private money loan into a conventional loan. You could rent it out and have positive cash flow and equity without any money out of your pocket.

It was a 4br 2ba home that I thought could be worth 150k if it was fixed up. The listing agent had multiple offers on the home and it went into contract on January 30th.
