Now that it is the end of March ,I figured I would go through the RANCHO CORDOVA end of month sales Statistics. There currently are 213 active listings in the 95670 zip code. The lowest active listing is 99k and the hightest active listing is 500k. The average price per square foot is $131.0 per square foot with an average days on market at 80. There are 44 bank owned listings along with 43 short sale listings and 71 short sale contingent listings. There are 53 regular listings that round out the total of 213 listings. The average price per square foot is 162 per square foot for those 53 regular listings. There was 120 homes sold the last three months in that zip code with an average price per square foot of $125.0, and an average days on market of 60. The average sales price was 200k. There was an average of 40 homes per month so that equates to a five month supply of homes on the market right now. Our broker just lowered the price of a 3br 2ba home in Rancho Cordova down to 115k in case someone needs a cheap house today.

Market data for Sacramento zip code 95815

I just went through the HOMES FOR SALE IN SACRAMENTO ZIP CODE 95815. There were 77 homes for sale in February 2010. That was down from the 87 homes for sale in January 2010, but it was alot lower than the 131 homes for sale in february 2009. There were 45 pending sales in February and 22 homes sold in Feb. 2010. The 45 pending sales were higher than the 28 pending sales in Jan. 2010.The average price per square feet in Feb was 80. That was up from Jan. 2010 average price per square feet of 66. The average price per square feet was 76 back in Feb. 2009. The average price of a home sold in Feb. was $92,000.0 in the SACRAMENTO ZIP CODE 95815. The average price back in Feb. 2009 was $84,000.0. The average asking price in Feb. was $108,000.0, and the average asking price in Feb. 2009 was $100,000.0. The average days on market in Feb was 41 days which was higher than Jan. 30 average days on market. It was lower than Feb. 2009 62 days on market. The number of months inventory is at 3.5 months for Feb. 2010.
That is been about the same since Oct. 2009. There was an average 1.6 months of inventory during the summer months of 2009. There is not too much supply of homes or too little supply of homes in this 95815 zip code.
